Hotel Operator Selection

The Tierra operator selection process seeks to ensure a highly focussed and competitive environment aimed at enhancing asset value through rigorous selection of appropriate brand and operator – competent and qualified to align with the asset requirements and objectives of the owner.

Tierra will participate in Operator evaluations and commercial and legal negotiations to ensure a strong position for business outcomes identified.

 The appropriate Branding structure and exit options will be identified and incorporated into the final agreements, which will also determine owner’s rights and options through the life of the asset.

 Brand transitions will be negotiated to mitigate all owners costs and risks and ensure a smooth seamless operating environment, clear accounting and financial arrangements and staff security and continuity.

Hotel Operator Selection

The Tierra operator selection process and commercial structure selection we manage ensures a highly focussed & competitive environment that seeks to enhance asset value through direct commercial & legal negotiations.

Applying the knowledge & experience Tierra has gained from successfully negotiating hotel management agreements on several continents, we adopt client objectives to position the Asset for optimum performance in the selection of the right operator for the hotel.

Pre-Opening & Transition Management

• Tierra implements full co-ordination program with all stakeholders, ensure alignment with scope and program by all team elements.

We validate and approve pre-opening road map and deliverables submitted by Brand teams.

Tierra administers all permit, licence and accreditation for required business and asset licences, Administer insurance procurement, cover and commercial terms.

 Tierra interview and recommend all executive team appointees and validate.

 Tierra will develop and manage any required transition Capex. PIP or PMP requirement.

Pre-Opening & Transition Management

We control all funded accounts & operator payments.

Tierra will review & approve Year One Business Plan & budget, 5 year Asset Plan.

Capex plans for additional development, upgrading & re- development for BOD review.
